Cap Rate
Net Operating Income divided by property value. Measures return independent of financing.
Cash-on-Cash Return
Annual cash flow divided by total cash invested. Your actual return on the money you put in.
NOI
Net Operating Income. Total income minus operating expenses, before debt service.
Debt-to-Income Ratio
Monthly debts divided by gross monthly income. Lenders use this to qualify borrowers.

Buy & Hold
Purchase rental properties for long-term cash flow and appreciation. The foundation of wealth building.
BRRRR
Buy, Rehab, Rent, Refinance, Repeat. A strategy to recycle capital and scale quickly.
Fix & Flip
Buy undervalued properties, renovate, and sell for profit. Active but potentially high-return.
House Hacking
Live in one unit of a multi-family while renting out the others to reduce or eliminate housing costs.
Wholesaling
Contract properties below market value and assign the contract to investors for a fee.
Financing3
Conventional Mortgage
Standard bank loan, typically 20-25% down for investment properties. Best rates available.
FHA Loan
3.5% down, owner-occupied only. Great for house hacking multi-family properties (2-4 units).
Hard Money Loan
Short-term, asset-based financing common for flips and BRRRR deals. Higher rates but faster closing.
